Listing rules

This text is a translation. The French version prevails.

To publish on MarocImmo, present your property with accurate information and representative photos. These rules help you prepare your listing and understand any reason for rejection.

1. Offer a real, available property in Morocco

You may publish a listing for a property for sale or long-term rent, located in Morocco. You must own the property or hold a mandate authorising you to offer it.

  • The property must exist and be available for the advertised transaction.
  • Holiday lets, flatshares and properties outside Morocco are not accepted.
  • You must be at least 18 years old to create an account, publish a listing or contact an advertiser. This age corresponds to the legal age of majority set by Article 209 of the Family Code. Browsing remains unrestricted.

2. Write an accurate title and description

Describe the property as it is. A listing must not mislead people about its features, price or availability. Misleading advertising is prohibited by Article 21 of Law 31-08.

  • Write a title of no more than 70 characters and a description of 50 to 4,000 characters.
  • Use readable sentences, without excessive capital letters or keywords that are misleading or unrelated to the property.
  • Make sure the description matches the features you have entered: property type, area, amenities and condition.
  • Do not include any phone number, email address or link in the title or description. Use the dedicated contact fields.
  • Do not give a precise address or GPS coordinates in the listing.

3. Add clear photos of the property

Add 3 to 30 photos showing the property on offer. Choose clear, adequately lit images that accurately reflect its condition.

  • Use your own photos or photos you have permission to publish. Do not copy photos from another listing without permission.
  • Do not use illustrative images or photos of another property.
  • Do not include a logo among the property photos. Agencies have a separate space for their logo.
  • Do not display any contact details or links on the photos, including as overlaid text or a watermark.
  • Exclude photos showing recognisable people, an identity card or any other identity document.

Reproducing protected photos requires the corresponding rights, in accordance with Article 9 of Law 2-00 on copyright.

MarocImmo corrects the orientation of photos and reduces their size, removes information stored in the files, including GPS location, then saves them again. This processing does not remove information visible in the image: check it before uploading.

4. Give the actual asking price and location

  • Give a genuine asking price, identical to the price you are asking the buyer or tenant to pay.
  • Do not use an artificially low headline price to attract enquiries.
  • If you do not wish to display an amount, choose “Price on request”.
  • Select the city and neighbourhood where the property is actually located, rather than a more sought-after neighbouring area.
  • Check that the asking price, area, property type, location and description are consistent.

The market figures calculated by MarocImmo are based on asking prices in listings over 90 days, not on sale prices in signed agreements. The “≈” symbol indicates an indicative figure. These figures do not constitute an expert assessment or a valuation of your property. Official figures are accompanied by their source. See our methodology.

5. Keep one listing per property and transaction

Do not publish multiple listings for the same property and the same transaction. Changing the title, photos or account used does not make a listing different.

  • Edit the existing listing rather than creating a copy.
  • Extend the existing listing or use it to rent out the property again, depending on your situation.
  • A private individual may have no more than 3 listings online or under review at any one time.

6. Keep translations faithful

The site offers four languages: French, Arabic, English and Spanish. Each time a listing is submitted, its title and description are automatically translated into the other three languages. MarocImmo uses OpenRouter, an artificial intelligence provider based in the United States, which undertakes not to retain or reuse these texts.

The original language is displayed and the original text takes precedence. You may edit the translations, but they must retain the same meaning. Do not add any amenity, condition or promise that is not in the original.

The optional “Help me write” tool also sends the property's features and your notes to OpenRouter. Do not enter any name, phone number or email address in it. Read through the result before submitting: this assistance does not replace your own checks on the information.

7. Respect people and their rights

Your listing must concern a lawful property offer and respect the rights of others. In particular, we reject:

  • Discriminatory criteria and insulting, threatening or degrading remarks.
  • Scams, false identities and requests for money before a viewing.
  • Fictitious, unavailable or illegally offered properties.
  • Text or images used in breach of their creator's rights.
  • Personal information about other people, published without their consent.
  • Offensive or inappropriate content.

8. The team checks every listing before publication

The team checks every listing before it goes online. It checks compliance with these rules. This check does not constitute an expert assessment of the property or a guarantee of the transaction. It does not exclude MarocImmo's liability for its own faults, under Articles 77 and 78 of the Code of Obligations and Contracts.

If your listing is rejected, you receive a reason for rejection by email, with further details where applicable. You may correct the listing and submit it again.

  • Insufficient or poor-quality photos.
  • Photos that do not show the property.
  • Inconsistent information about the asking price, area, property type or location.
  • Contact details or links in the text or on the photos.
  • An edited translation that does not match the original.
  • A duplicate of an existing listing.
  • An offer outside the accepted scope: a holiday let, flatshare or property outside Morocco.
  • A misleading listing or prohibited content.
  • Another reason relating to non-compliance with these rules.

The “Verified agency” badge means that the team has checked the common business identifier, known as the ICE. It does not constitute an accreditation or a guarantee of the agency's listings or transactions. The ICE is not displayed publicly. The badge is valid for the name under which the ICE was checked; if the agency changes its name, the badge is removed until the team checks again.

9. Keep your listing up to date

A listing stays online for 90 days for a sale and 30 days for a rental. You may extend it if the property remains available.

  • Correct the information if the asking price, availability or features change.
  • You may pause the listing, mark the property as sold, let or “under offer”, or remove your listing.
  • Do not leave an offer online if it is no longer available.

The team may remove a listing from the site if it does not comply with these rules, particularly following a substantiated report. It informs the advertiser of the reason by email.

In the event of fraud, the team may suspend the account and communicates the reason by email. The account and its listings are then no longer visible on the site. A suspension does not mean that the account data has been erased.

10. Report a problematic listing

Click “Report listing” on the listing concerned. You may submit a report without an account.

  • A scam or suspicious request for money.
  • A property that is no longer available.
  • False information.
  • A duplicate listing.
  • Offensive or inappropriate content.
  • Another reason, to be specified.

Describe the relevant facts without adding unnecessary personal data. The team reviews the report and may remove the listing from the site if the report is substantiated. A report does not automatically result in removal.
