These terms govern your use of MarocImmo. They explain your commitments and ours when you create an account, publish a listing or contact an advertiser. Version dated 30 September 2026.
1. Purpose and acceptance
MarocImmo is published by PRIVATE NETWORK, a limited liability company with share capital of 100 000 DH, whose registered office is at 92, boulevard Zerktouni, appartement 6, 2e étage, Guéliz, Marrakech, Maroc. The company is registered in the Marrakech trade register under no. 104803. This information also appears in the legal notice, in accordance with Article 45 of Law 5-96.
These terms apply to private individuals and agencies. Creating an account, publishing a listing and sending an enquiry require your acceptance of these terms. Simply browsing the site does not constitute acceptance.
Read the terms before accepting them. You can save and print this page to keep the version applicable to your use of the service, in accordance with Article 65-4 of the DOC, introduced by Law 53-05.
2. Service and free access
MarocImmo hosts listings for the sale and long-term rental of properties located in Morocco. Holiday lets, flatshares and properties outside Morocco are not accepted.
100 % free, for private individuals and agencies alike. No subscriptions, no paid options.
This free service includes publishing and extending listings, renting out again and the agency page. MarocImmo receives no commission.
MarocImmo publishes listings and facilitates contact. It is not an estate agency. MarocImmo is not involved in transactions, contracts between users or payments.
3. Access and accounts
The site is open to browse. You must be at least 18 years old to create an account, publish a listing or contact an advertiser. This age corresponds to the legal age of majority set out in Article 209 of the Family Code.
You can create an account with your email address, first name and a password, or sign in with Google. Your email address is confirmed via a link sent by email. One account per person is allowed. You can then convert your account into an agency account from your profile (“Switch to an agency account”).
- You provide accurate information and keep it up to date.
- You provide a phone number to publish a listing. Using WhatsApp remains optional.
- You keep your password confidential and do not share your login details.
- You contact us if you suspect unauthorised use of your account.
You can edit the information available in your Profile. For a change that is not available there, including a change to your email address, contact us.
4. Agencies and verification
If you use MarocImmo on behalf of an agency, you must be authorised to act on its behalf. You provide accurate information about the agency and the properties it offers.
The Verified agency badge means that our team has checked the company’s common business identifier, known as the ICE. It is neither an accreditation nor a guarantee concerning the agency, its listings or its services. It does not certify its mandates. The badge is valid for the name under which the ICE was checked; if the agency changes its name, the badge is removed until our team checks again.
The ICE is not displayed publicly. MarocImmo never asks you for a CIN.
5. Publishing listings
Each listing must comply with the listing rules. A private individual may have no more than 3 listings online or under review at any one time.
- The title must be no more than 70 characters long and the description between 50 and 4 000 characters.
- You add between 3 and 30 photos showing the property.
- You state the asking price or select “Price on request”.
- You provide the features, city and neighbourhood, without a precise address or GPS coordinates.
- You do not add a phone number, email address or link in the text or on the photos.
Listing photos have their orientation corrected, are reduced in size and are saved again. Their metadata, including GPS information, is removed.
Our team reviews each listing before it goes online. This review checks compliance with the site’s rules. It does not guarantee accuracy and does not replace a visit to the property or checks on the documents, identity or authority of the advertiser.
We may request a correction, reject a listing or remove it from the site. Reasons include insufficient photos, photos of poor quality or unrelated to the property, inconsistent information, prohibited contact details or links, an edited translation that is not faithful to the original text, a duplicate, a property outside the scope of the service, or misleading or prohibited content. Any other reason must be explained and relate to these terms or the listing rules. We communicate the reason for rejection or removal by email, with further clarification if necessary.
A listing stays online for 90 days for a sale and 30 days for a rental. You can extend it, pause it, mark it as sold, rented or “under offer”, or remove it from the site.
6. Your commitments as an advertiser
You are responsible for the content you publish, including any changes you make to translations. You make the following commitments.
- The property exists and is available when you offer it.
- You own the property or have the mandate or authorisation needed to offer it.
- The asking price, when displayed, is genuine. You do not use a misleading bait price to attract enquiries.
- The features, photos and description match the property.
- You have the necessary rights to the texts, photos and logos you submit.
- You update or remove the listing when the property is no longer available.
False advertising or advertising likely to mislead is prohibited by Article 21 of Law 31-08. Properties offered illegally, discriminatory or abusive content, photos copied without permission and photos showing people or identity documents are also prohibited.
Our team’s review of the listing does not release you from these commitments. Nor does it release MarocImmo from liability for its own faults.
7. Contact between users
You can contact an advertiser by sending an enquiry, view their number using “Show phone number” or use the WhatsApp link when it is available.
An enquiry contains your name, your mandatory phone number, your optional email address and a message of no more than 2 000 characters. Among other users, this information is shared only with the advertiser concerned. They view it in “Enquiries (Received tab)”; an email also notifies them of the new enquiry, with the sender’s name and message, but without the sender’s phone number or email address.
If you receive an enquiry, use the contact details to reply about the property concerned. Do not publish them, transfer them to others or use them for unsolicited marketing. Electronic marketing is governed by Article 10 of Law 09-08.
Never pay any money before visiting the property and checking the identity and capacity of the seller or landlord. These checks do not replace the other precautions needed for the transaction. MarocImmo never asks you for payment. Report any suspicious request for money.
8. Reports and removals
The “Report listing” button appears on every listing. You can use it without an account to report a scam or a suspicious request for money, a property that is no longer available, false information, a duplicate, offensive or inappropriate content, or another problem.
Describe the problem precisely and in good faith. Our team reviews reports and may request a correction or remove the listing from the site. Where content is manifestly unlawful, we remove it from the site.
A report does not automatically lead to removal. If we remove a listing, we communicate the reason to the advertiser by email.
You can request a review of a moderation decision by emailing contact@marocimmo.com within 6 months of being notified of it. Specify the listing concerned, the decision and any information relevant to its review. This time limit applies to our internal procedure: it does not limit your legal remedies or the time limits set by law.
9. Account suspension and closure
We may suspend an account in cases of fraud, identity theft, misleading or unlawful listings, repeated breaches of the listing rules, misuse of enquiries or reports, or threats to the security of the site.
Except in cases of fraud or urgency, we send you a warning before suspension to allow you to correct the problem. We communicate the reason for suspension by email. The account and its listings are then no longer visible on the site.
You can challenge the suspension by email within 6 months of being notified of it, explaining your request and attaching relevant information. This process does not limit your legal remedies.
You can request the deletion of your account at any time in paramètres. Your listings are hidden immediately. Your account and profile data are permanently erased 30 days after your request. During this period, you can cancel the request by signing in again and then choosing “Keep my account”. An email confirms the erasure date.
Listings, including those that have ended, and their photos are retained for as long as the account exists and are erased with it. The moderation history and reasons for rejection or suspension are also retained for as long as the account concerned exists.
Enquiries you have sent remain with their recipients for up to 12 months after they were sent. They are erased sooner if the recipient advertiser deletes their account. Reports are retained for 2 years after they have been dealt with; anonymous reports are not linked to anyone. See the privacy policy for details of retention periods and how to exercise your rights.
10. Use of your content
You retain your rights to your texts, photos and logos. To enable the service to operate, you grant MarocImmo non-exclusive, royalty-free and worldwide permission to use the content you provide to it. You can therefore also use and publish it elsewhere.
This permission covers hosting, reproduction, the technical processing of photos described in section 5, resizing, automatic translation into French, Arabic, English and Spanish, and display on the site and in service emails relating to listings. It covers only the acts necessary for the service. Reproduction and translation rights fall under Article 10 of Law 2-00.
This permission respects your moral rights, including your right to respect for the integrity of your work, as provided for in Article 9 of Law 2-00.
Permission for public dissemination lasts for the duration of publication. Removal from the site ends this dissemination. Operations necessary to delete technical copies remain authorised, without allowing any new public use.
After removal, permission for hosting, technical reproduction and non-public display continues to apply to content retained in your account. Your listings and their photos therefore remain in “My listings” for as long as the account exists, and are then erased with it under the conditions in section 9.
You also authorise the use of anonymised numerical data to produce market statistics. Aggregated results, including medians by city and property type, contain no personal data and are retained after the listing is removed or the account is deleted.
11. Translation and writing assistance
The title and description of every submitted listing are automatically translated into the site’s three other languages. The original language is displayed. The versions produced by this process are automatic translations. You can edit them, provided you remain faithful to the original text.
Translation uses OpenRouter, an artificial intelligence provider based in the United States, which undertakes not to retain or reuse the texts. For this function, we transmit the title and description, not your name, phone number or email address. Contact details are prohibited in listing texts.
The optional “Help me write” function also transmits the features and notes you enter to the same provider. Do not enter contact details or other personal information there. Check the suggested text before using it.
The original text prevails. An automatic translation may contain errors. Check important details with the advertiser before making a commitment. MarocImmo’s liability for these errors is assessed under the general rules of law, subject to the conditions in section 13.
12. Market figures
The market figures calculated by MarocImmo are based on asking prices in listings over a period of 90 days. These are not prices recorded in signed sale agreements.
The “≈” symbol indicates an indicative figure. These figures do not constitute an expert appraisal or a property valuation. They do not guarantee the price at which a transaction may be concluded. The calculation rules and their limitations are set out in the methodology.
Official figures reproduced on the site are distinguished from our calculations and accompanied by their source, including Bank Al-Maghrib and ANCFCC, or HCP.
13. MarocImmo’s liability
MarocImmo takes reasonable measures to operate the service, secure access to it and process listings and reports. This is an obligation to use reasonable care: we must act with care, without guaranteeing a result in every situation.
The service may be interrupted, including for maintenance, a breakdown or a network incident. We do not guarantee continuous availability. This qualification does not release us from the consequences of our own faults.
We do not guarantee the accuracy of every listing, the actual availability of a property, a response from an advertiser, or the conclusion or outcome of a transaction. The pre-publication review and the Verified agency badge do not replace your own checks.
These limitations do not remove our liability where a fault on the part of MarocImmo causes damage under the conditions set out in Articles 77 and 78 of the DOC. No clause excludes our liability for gross negligence or wilful misconduct, meaning intentional wrongdoing. No clause reduces the rights guaranteed to you by law, including protection against unfair terms under Articles 15 to 18 of Law 31-08.
14. Intellectual property on the site
The texts, graphic elements, software and other original content on the site are protected where they meet the conditions of Law 2-00. A database may also be protected by this law where the selection or arrangement of its content constitutes an original creation. This protection does not grant exclusive rights over mere facts or figures.
Reproducing or adapting protected content requires the rights holder’s permission, unless an exception provided by law applies. The author’s economic rights are set out in Article 10 of Law 2-00.
You may not automatically extract listings, photos, contact details or data from the site, or collect them in bulk to create another service, without our prior agreement. You must not circumvent technical safeguards or disrupt the operation of MarocImmo.
These restrictions do not prevent you from keeping your own content, saving these terms or exercising the rights and exceptions granted to you by law.
15. Personal data
PRIVATE NETWORK is the controller for data processing relating to MarocImmo. The privacy policy describes the data used, the purposes of its use, its recipients, transfers outside Morocco, retention periods, cookies and local storage, in accordance in particular with Article 5 of Law 09-08.
You have a right of access to your data, a right to rectification within 10 clear days and a right to object on legitimate grounds, subject to the conditions in Articles 7 to 9 of Law 09-08. Objecting to direct marketing is free of charge; MarocImmo does not carry out direct marketing.
You can edit the information available in your Profile and request account deletion in Settings. For other requests, including a copy of your data, a change to your email address, an enquiry sent without an account or an objection, write to contact@marocimmo.com or use the Contact page. We may verify your identity if necessary, including through the account’s email address, without requiring a CIN online.
You can also lodge a complaint with the CNDP, the National Commission for the Control of Personal Data Protection.
MarocImmo sends only service emails, without tracking pixels. The site uses no advertising, audience measurement tools, third-party cookies or profiling. Data may be disclosed to the authorities in response to a lawful demand.
16. Changes to the terms
We notify account holders by email of any change to these terms at least 15 days before it takes effect. We state the effective date and update the version date on this page. Without an account, you can consult the applicable version before accepting it for a new enquiry.
If you do not accept the new terms, you can stop using the service and request closure of your account before they take effect. Your listings are then hidden immediately and account deletion follows the 30-day period described in section 9.
Changes do not apply retrospectively and do not reduce the rights guaranteed to you by law.
17. Language, governing law and disputes
The reference language of these terms is French. The French version prevails; the Arabic, English and Spanish versions are translations. In accordance with Article 206 of Law 31-08, terms drafted in French must be accompanied by an Arabic translation.
This language rule does not reduce consumer rights. If there is any doubt about the meaning of a clause, the interpretation most favourable to the consumer prevails, in accordance with Article 9 of Law 31-08.
Moroccan law applies. You can contact us to seek an amicable solution, but doing so is not compulsory before bringing a case before a court.
- If you are a consumer, the court of first instance for your place of residence or the place where the harmful event occurred has jurisdiction, at your choice, notwithstanding any clause to the contrary, in accordance with Article 202 of Law 31-08, as amended by Law 78-20.
- For disputes between professionals, including with an agency acting in the course of its business, the Marrakech commercial court has jurisdiction, subject to applicable mandatory rules.
